Tallen Capital Partners, LLC (TCP) in partnership with Los Angeles-based Heller Realty & Development acquired and assembled several parcels of Interstate 80 fronting land they purchased from large format retailer Costco and the city of Fairfield in 2003 to allow for the development of Napa Tahoe Crossings specialty retail center. The property is strategically located at Business Center Drive and Interstate 80 in Fairfield and has excellent I-80 visibility.

Tallen and Heller then sold two of the parcels, one to Applebee’s and one to Pet Club and served as master developer for the entire project.

The proceeds from the parcel sales exceeded Tallen and Heller’s purchase price for the entire property and the property enjoys strong cash flow.

In 2004 the partners entered into long-term leases with Starbucks, Sleep Train and L&L Hawaiian Barbeque. The center is fully leased and has historically enjoyed 100% occupancy.
